Be interested to know what rates others have been able to get recently and who from.
We have been offered the following on 20 year term
Lloyds
Variable 2.65% over base.
Fixed 3.51% for 20 years.
Fixed 3.38% for 10 years then variable

Hsbc
Variable 2.96% over base.
Fixed 3.15% for 10 years then variable

Slightly up on my 10 year fixed loan , but my loan was pre-covid, at time of accepting the fixed was slightly cheaper than vari

They seem to be better rates than they've ever been. 2.65% over base is pretty decent

Depends on the size of the loan. 2.65 is close to 1 percent dearer than pre covid lending margins - govt pumps in money, and the banks stab you in the back.

Ha ha you wish.

while base rate is low the margins have all moved up so new borrowers are no better off. Unless you are on an existing rate.

Interest only and extra 0.5 percent at least today. The risk is now "priced in" as they say.

Looks like you can get buy to let’s for around 1.9%, so probably going to be best to borrow against existing property
