We have been offered the following on 20 year term
Lloyds
Variable 2.65% over base.
Fixed 3.51% for 20 years.
Fixed 3.38% for 10 years then variable

Hsbc
Variable 2.96% over base.
Fixed 3.15% for 10 years then variable

They seem to be better rates than they've ever been. 2.65% over base is pretty decent
