New Building

I am looking for someone to give me some help in locating a new barn. I go round in circles in my head about where one should go, but I can not make up my mind. Main farm is tenanted, AHA, and landlord is happy for me to stick a building up. This would be the obvious place. Though I may prefer to put it up on our own land(next door), but more infrastructure would be needed. May also need help in designing the building.

We live on the AHA and so it makes life easier if everything is here. However my heart says build it on our own patch for obvious reasons. We have no yard on our bit and so then it comes down to planning where to put the building!

We have a good relationship with the landlord and we will be here for a while, at least another 40 years, but could be another generation at least. This will be a grain storage building and is replacing an old system we have on farm already. The landlord may pay for the other building to be converted in to light industrial, with an increase in rent of course!

As far as I'm concerned landlords should be paying for all new buildings yes of course it means a bit more for rent but it also means a free use of a shed you designed without the large financial burden.
If you are so secure with your tenancy then the landlord should be comfortable with building a shed for you as it'll add value to his farm and a good reason to increase the rent.

If you can come to an agreement with your landlord where he accepts the financial burden then build it on his farm if he's looking for a free building then build it on your land.
And if you want advice where to site it we're going to need to see a map or something so we can give practical advice.
Plus I love a good map 😁

I had this same dilemma 15 years ago, AHA tenant needing new grain storage.
I luckily owned a small block with road access a mile away and decided that although I would have to cart further and on classified roads I would build on my own land rather than landlord’s.
This involved electric transformer upgrade and road access improvements.
The new flat store of 8000sqft split into 3 bays made loading and unloading a dream compared to the old grain bins.
The extra carting distance was a pain but only for a relatively small part of the year.
Roll on 12 years and the grain store is now a joiner’s workshop and MOT testing centre and garage and I have built another grain store even further away.
My family in the future would not thank me if I had missed these opportunities and built on my landlord’s land just to avoid carting a bit further.

If you are in an AHA and have years,( or generations,) left on it, does it matter if its not on your ground ?

Have you got 'Tenants improvements' written into your contract ? Then if you do decide to leave in a few years time, at least the landlord has to pay something for the barn.

My Landlord will no longer allow anything to be classed as Tenant's Improvement, at most I would get it as a Tenant's Fixture so leave it or remove it at the end of the tenancy.
Also the possible future alternative uses would not have been allowed by my Landlord, it is farming only or they would want it back for themselves.

Sounds like you know which is best for the business.
