What’s the cost of building a new 3-4 bed detached house , we do the ground works-footings etc. I know location plays a big part in the equation but it seems building in general is slowing up so materials and labour should not be in short supply , thanks.

Agreed. When we built ours in '95, IIRC half the cost was to get watertight, the other half internal for mid spec.
Don't underestimate the required groundworks, utility connections and landscaping etc. But sounds like you will do that yourself (as we did).
Don't underestimate time spent project managing either.

As one builder said to me - a square brick and block structure with a roof is the cheap bit. Every time you add a door, window, internal wall, bathroom etc etc you add cost.

I would also say, even if you don't put in ensuits now, it might be a good idea to put in the soil/drainage pipe if nothing else.

Depends what terms your on with your local building supplies.
Mainstream builders would get very favourable discounts.
Internal fit out is where you can save most money.
Externals like electricity and water connections can add up along
with local authority requirements regarding sewage,building reg fees ,
Insurance etc.

Depends on access ,ground conditions,daft architect ideas,but here in south wales,dependant on finnish ,ie platic windows and fascias to aluminium wondows and doors etc ,but 1250 to 1500 per sqm ,plus kitchen and floor coverings
