Pole wayleaves

just bought some land and found out no wayleave on 11 poles. Had Southern Eletric out and have agreed terms etc straight away but they informed us that BT are using the same poles.

We will have are agent look at the wayleaves before signing and look into 6 years back rent but has anyone had dual use of poles and had extra payment from this ?

Another point I have asked for all the electric wayleave maps to be sent out to check but as we are so close to Oxford we have fields with multiple lines going through , has anyone a link to the payments that I have seen on here before?

We get a few quid for some electricity poles on our land but have never been paid for BT poles, don't know if that's right.
BT used to put their cables on electric poles so I have found out , they don't anymore. One line of poles we have not been paid for equates to 11 electric poles plus a few strainers , it was when the electric wayleaves officer was out she pointed to BT being on the same line.

Spoke to the BT wayleaves officer today and he mentioned BT paid sothern electric , who we fall under , a fee to use their poles so will be asking a few more questions with southern electric and seeing if there's more payment to be had.

7 poles carry the supply and phone onto properties past our using point so need to see if that's a barginning point , if not take them out.

Openreach claimed they paid WPD for a joint pole in next doors garden. WPD did their paperwork to remove pole and reduce wayleave but could find no trace of "joint use". We asked Openreach for proof they paid WPD. Pole been down 2 years now. Telephone line very saggy and they know it. They have yet too come up with solution or show proof of joint wayleave.

WPD brill to deal with. Openreach......not so much. (Lying scroats!)

I quite agree with openreach , a shower of sh?t.

Had a run in with them last year as they had gained entrance to a yard we own and made a connection into next doors conversion via a dp point without any wayleave on , engineer said the neighbour claimed he owned our building so hence went on with the job. So I asked if I could , if I lived next door to him , drill holes in his property and join into his services.

Spoke to the openreach wayleave chap who fortunately was old school , said they should not have done it and said I should pull the wires out which it did , of coarse I never said that.

Then wayleave department came on and offered us a wayleave , £150 !! Told the, to p£ss off and would not be interested for 10 times that
 
Well we do not get a lot in fact it's nowt!

We have about 15 BT poles is it worth a few bob to offset phone costs ?

Btw- our electric poles just come to us but we still get paid .

2 lines in same fields used to attract double payment for each pole.
The payments structures are just guide lines, you can claim for whatever loss or cost that you can prove

Make sure any wayleave you sign gives YOU the right to ask for them to be moved,
newer way-leaves dont seem to have that right

On the fields we have poles on it works out at one pole per 5 acres , one field has four lines and two fields three lines !!
There is a tread on here where the costs incured per post were properly calculated,
Done carefully you could be on a payday.
Dont ever forget that the poles are an industrial use by private profit making enterprises, dont miss out on your share of the profit

@llamedos , can you find the thread reference electric pole wayleave payment as mentioned above , I can remember someone putting the calculated prices up but cannot find it , thanks
