Just curious, a rent review notice served to come into force for the Oct 21 rent, what happens if no negotiations are started ?
Does that conclude that the rent is then as before for the next 3 years ?
Or can the LL serve another notice ?

Or can the LL serve another notice ?
If no further action has been take over the old notice, another notice can be served by either party next time. Alternatively, if you choose, you could run with the current notice yourself even if the LL doesn’t want to peruse it themselves.

Strict time limits for AHA tenancy. Ll can miss a year, but may have a few words with his agents about lost rent. Not many tenants manage to serve notice and get a reduced rent.

It’s been very hard to successfully argue for a reduction in recent history, but I can see that changing over the next couple of years.

I think, if notice was served, but nothing happened, no negotiations, that's it for another 3 years.

There is going to be a big who ha with this subject , new salmon trouser brigade are absolute arses and will point out currant grain and livestock prices and won’t want to spend any money on repairs etc plus there is in most cases always a young gun building money backed gun slinger waving big money on tenders that the tweed brigade use as president

you have to decide
do not say or do any thing and let it go
this allows for a another notice if your rent is not top wack then do not do anything

start negotiation and finally agree a rent that is fixed for 3 years

i have served notice and got a reduction in the past both on an aha and a fbt
if the prices of crops and meat stay high it is harder to argue for a reduction based on bps
but yields have not been good some of the stewardship options do pay high rates but the costs are high
