Seeking to buy Agricultural 'corrugated steel framed' - Shed/Warehouse - To convert to residential use - Surrey/West Sussex

I would like to purchase an Agricultural shed for the purposes of converting to residential use - If it does not yet have planning consent, I can pay for this before purchase.

Ideally in the the Surrey, Newdidate, Betchworth, Dorking, Capel, Surrey Hills areas.

Budget around £300k? I should think house prices in those areas would be similar to round here and coverted ag building would be worth min £1mil...
