Storage containers

will need change of use for the land but unless fixed to the ground the containers are movable so should be fine, and the change of use permission effectively gives you planning for them anyway

I know someone who got a lot as a business.got caught by council and had to pay a lot of money
Nick...
ours are on a yard behind a industrial unit we rent out ,the whole area has been valued by the valuation office and pay water rates for surface drainage on the area so there is nothing they can come at us for 2 off the cabins have electric and phone connected at there expense none of them have been any bother at all perhaps if you did it on a farm it may be different but worth a go on a small scale

We got three exactly the same in were we rent units out is easy money defiantly worth doing on small scale wouldn't fancy doing it on hundreds containers though I would expect would get all sorts renting container out paying one month rent then dumping there crap in there which you'd have get rid off at an expense

thats why i only have people who bring there own or buy there own container we only allow shipping containers if they clear off at least you have the container

It's all down to scale and neighbours.

Market rates should pay for the container in about 2 yrs.

The planners could kick off but they are too stretched at the moment.

Be sure to tell the tenants you have a key and reserve the right to check in at any time - plenty of stories of them disappearing leaving them full of tyres / asbestos sheets for you to clear up!

No need for concrete but get them level so doors don't twist and dont buy second hand, it's not worth it. Google nearest docks and buy one ways, prices have fallen recently but haulage obv varies.

It's worth doing but there are risks, good luck (y)

Need planning and are subject to rates also , and the rates are based on enclosed storage not open storage so if your yard was already rated like OP it would be at a higher rate like everything you can or might be able to get away with either for a while but locally a business who has had units on site for years without permission has just had enforcement action taken against the as they did not get a retrospective planning application and subsequent appeal passed so have to move get 30 or more units off site.
Self storage is also subject to VAT unlike renting via lease that is only subject to vat depending on the status of the vat on the property so if you rented a shed on the same property less vat , containers in the yard would have to be plus vat.
It depends on the scale you intend to use as to how you approach it
Ps rating and planning authorities are now using Google earth pro that is more up to date than the images what we can see to drive revenue and enforcement up. There are apparently now even software packages that highlight the difference in the built environment from aerial images , cant see them ever being able to knock on every door that has a shed outside that just appeared but if you had a dozen units I bet they would find you quick enough.
If its viable depends almost entirely on your location

Thanks everyone for the words of wisdom. I like the idea and have some ideal waste ground for it..... However the council side of it will need looking at I suppose!
