Why are agents do damned useless???

I have three issues in hand at moment with three different agents.

1: compensation claim against national grid for damaged caused, 5 figure some. Been ongoing for three years. My agent local firm that have long relationship with. Their agents a national firm.

I’ve got the the stage where I’ve said it’s £500 a week extra till they pay.

2: grass keep sales to two customers. Same customers. Same areas. No change in three years. In hands of local one man band. Licenses started 1st April. No sign of papers despite being promised 4 times since Feb. Total impact another 5 figure some.

3: Grass keep I take from local estate. Managed by regional agent. I disputed the water charge they levied two years ago as they could not supply meter readings as they admitted they dint know where meter is. This year they found it and have put meter in my name with water board. They want a three figure sum each year .....the kicker is the one and only trough on ground us turned off as it’s too high for sheep to drink from and there plenty of water in streams and ponds.

They are just all painful to deal with and it really buggers up cash flow budgets even if I give them 2 months grace in my forecasts.

Try dealing with Scottish power/ man web , who are putting a new power line across my two biggest fields that have no obstacles in them. We’ve eventually signed the deed of easement , only for them to now want to change things ?

Mine is for a high pressure gas main. And then finding 3t of concrete blocks bubbling to the surface in grass fields and remedial drainage needed.

Pain in the arse!

Can't you do your own grazing licences? Get a blank one, personalise it, get your signature witnessed, get the grazier to do likewise and return one copy, with payment? Its all I do for my grazing lets. Its not rocket science. If a man in mustard trousers can manage it, so can you............

Scottish power took two years to get my bill right. Then two more years to spell my name right. Recent bills for my three meters arrived today....three days after they texted me demanding the money.....and the bills are in Welsh. Sigh.

Would it be unfair comment to say that many land agents are chinless wonder ex public schoolboy types?
It is unfair on the good ones, yes, and there are one or two I know of that are good, and neither of whom are Oliver or Toby clones.
Edit,
I do agree that many of them are, and if a high proportion of those said "Good morning" you would do well to check that it was actually daylight outside.

There is a specially malodorous corner of Hell reserved for Scottish Power customer service.
Took four years to find somebody who could actually give a flying fig, and manage to sort out the unjustified, estimated closing bill that they kept threatening to put our daughter in court over.

One client I’d be fine with doing so. The other is a pain to deal with....not saying more on a public forum.

But agent is on notice...and been told as much.

Been renting the same block of grass keep for over 20 years. No written agreement, no agents just a handshake between two gentlemen. Life can be easy if you know who you are dealing, trust them and both have similar standards and ethics.
