'No break clauses' is a condition that stands out, in other words you have it for ten years whether you can make a go of it or not, I would want break clauses my way.
Also they have tried to sell the farm but couldn't presumably they over valued it, a wonderful farm but a death knell if you get it wrong.

What happens if you go scat and just dont pay the rent? I see they can take 10% of the land back each year. Stinks of having your cake and.eat it.

Anyone know what it was valued at last year? 5 mil ought to secure it

Well you can't take hair off a frog but as I understand it you are liable for the rent for the whole of the term so they can take you til you have nowt.

With such a big in goings, would they be added to say the 1st 2 years rent to maybe help out? Doubt it but.....

Rent would be north of £250 an acre plus buying the herd etc. They’re taking the pee!

Rent at £250 wont be too stupid, the capital invested there and a few houses to live in, it's the cows, if it was vacant possession and could stick 500 spring calving grass rats....

That would be a rough guess of the top of my head for land tbf not sure what to add in for the buildings.

Think I would rather buy it for £4m than spend £2m+ renting it for a decade.

He may well have wanted it but paying for it is a different matter. He’s no longer a director of Wynnstay for a very good reason

I tendered for a 600 acre organic farm , the cows ,silage ,and normal stuff like parlour etc were all ingoings
The draw is no downtime , or transitioning a new herd
