if they're accepting rent after the notice to quit...they're admitting they're happy....so you've an unwritten tenancy and lots of rights by default perhaps?

don't know just speculating?

That's interesting. Had a case in the long distant past where a tenant died. His adult children moved in. Landlord accepted rent. Bingo! A new lease was automatically created! I can't remember the details and it was in Scotland, but accepting rent MAY create a new agreement. Have your solicitor check it out.

Would after with you on this I don’t know English law but in Scotland you would have ended the tenancy with the notice a tenancy with conditions that you would have had to follow (like stocking density and fencing ) but by taking rent with no lease your landlord would have entered into a new lease with you with little or no control I’d say you have a very strong case under nightmare conditions for your landlord to stay (Scots law) which would devalue the property by 50 % of openmarket value so if you wanted to leave you would be in a good negotiating position for a cash setlement
