What value would you put on a small copse ?

A good friend of mine is buying some land , there is a small copse off to the side of it about 1/4 acre has half dozen oak trees in it and an old dew pond would lie wet in winter , no road access prob 200 meters from a road , what sort of value would you put on that ?. He isnt really fussed about it, maybe just a bit of amenity value .Land around it is prob 8-9000 acre

It’s .25 ac. Too small for paintball. It’s 200 yards from the road so no access. Nobody can get to it legally without crossing other land? Therefore worthless.

Seems confusing. Is it part of the same sale that your friend's buying the other land from i.e. is it for general sale? Are there no rights of way to it? Is it fenced?

If it's surrounded by 'your friend's land' and there are no rights of way then I agree it's practically worthless to anyone else except a parachutist whose mate is a helicopter pilot.

Me, I would try and buy it anyway. If it's not big beans then it makes sense for the vendor and your friend to do the deal. How about a grand? may be useful if your friend wants to run stock on the adjoining land?

It is worth whatever your friend is willing to pay.
It may be worthless but not many people ever give something away.
A tempting hassle-free offer over £500 would test the water.

If it is a separate lot and the vendor is keen to do a deal on the main lot, then ask for it to be included in the sale with a nominal value ascribed to it to make the vendor feel it has achieved it's value, and it wont be hived off to some serial complainer hippy 'activist' who outbids your offer by a pound.
It will add character to the holding and browny points for future environmental schemes, it's worth buying.
