Do you need planning permission for concreting a hardcore area?

@George from SJM Planning will know the answer to your question better than most.

if it’s already hardcore I think I’d just get on without planning. Unless you struggle with people in your area happy to report you for anything they can

We were told by our local authority's planning team to submit as a prior notification via their planning portal. The application has an AGR suffix to show that it's agricultural general permitted development. Had to pay £170 or so. Needed it to show evidence for claiming concrete yard renewal grant.

This is a good one, and quite topical for me as I have recently been discussing this with a council.

So, the construction of hardstanding on agricultural land over 5Ha is Permitted Development and doesn't need planning permission but the provision of a private way (tracks etc) needs Prior Approval.

We sought a Lawful Development Certificate for an area of hardstanding to demonstrate it didn't need prior approval and I had to direct the council to the appropriate legislation.

If you need proof planning permission isn't required (for a grant or similar) then a Lawful Development Certificate is the way to go.
