Some Advice Please

40 years (?) a roman villa was excavated, can't fully remember the result, except had a fantastic mosaic floor, filled in. Fast forward to now, that estate has been bought, by a mega rich man, who is spending millions, to turn it into, a themed park/hotel for the ultra mega rich. To start, he covered the site, with a new steel barn, then replaced that barn, with a bigger one ! Applied for p/p to rebuild the villa, refused, then applied for p/p to build a replica, adjacent to the original, granted. This replica, is 3 stories high, about 30/40 meters long ! In the middle of nowhere ! How the hell he got p/p, no idea, however, his application, to move the A371, was refused, as was his tunneling it, but they have let him, put a tunnel under. Local farm/land, £14500/acre start ! The money, being spent, is mind boggling, you can look it up, on the web, 'the newt', or emily estate.
Wow! Amazing what you can do with a bit of money in your pocket!

I’m quite happy to dig my heels in and I’m confident we’ll get our full PP at appeal. If not I’ll alter it and submit a new plan, they’ve got my back up now so it’ll be one application after another now.

The problem is that it really upsets Lisa who is desperate not to upset anyone.

Just for amusement really, some of our PP objections;
- Robbery and desecration of the church
- All night stag parties
- Won’t be able to prevent child abuse
- I make so much money from farming etc etc

Laughable and happily, not one is a valid reason to object.

I can see why you might be feeling the sting from this. Best to try and remain objective though the emotional strain will be intense I can appreciate that.

Firstly, you have the long game to play. Second, there is all sorts you can do to get your own back as we know. Third, some of the objections were hilarious and you should laugh at the fact.

I would hang on the jobs for local people and spending within the community angle. People shouting at you at meetings, just ignore. Let it die down and stick to your prepared points.

You’re absolutely right, we are trying to keep it as professional as possible and I’m confident we’ll get full planning in the end. Our new local plan could be written for our application.

Unfortunately imaginations have run wild and hatred has developed, nobody seems to want to look objectively at anything that we do. A bit like how Nazi Germany persuaded a country that the Jews were stealing their wealth!

It's difficult to read this thread without feeling angry towards the nimby element. As already said, fear of the unknown is what's driving them to their stupid overreactiion. Carry on persuing your goals and act with dignity and within the law. You can also do what you think is good for the village. It will make you feel much better! Your neighbours and the Nazis have one thing in common with the rest of us, we're all human and we're all capable of doing the wrong thing, especially in a lynch mob type situation.

Put a planning application in for 300 houses on some of your land and put it all over Facebook that’ll keep them busy for a while

What were the weak points you were refused on.
Durham, have tourism high on the agenda for acceptance. I believe that's a national guideline.

We’re South Downs National Park who adopted a new local plan last July. One example is the plan refers to and is based on a tourism report commissioned by the SDNP authority that states all parts of the national park are severely lacking in quality tourist accommodation of all types but apparently I haven’t demonstrated sufficient demand.

I also failed to demonstrate that my accommodation benefits or links to other businesses in the area despite the fact that I own and run Bignor Roman Villa. A very similar application was approved on the basis of undoubtedly providing a benefit to other businesses in the area.

I could go on and on....

I have come to the conclusion that the morals of the average planning department are on a par with those who force small boys into prostitution.

My local planning department cites a leading legal case as a guide to permitted development on agricultural land but don't seem to have read it themselves. I'm not sure whether that is corruption or just incompentence.
 
2ha in the centre of a village?

Well, if tourist accommodation isn't appropriate, how about a 2 ha solar park or maybe just leasing it out for those people whose plight touches you personally? I'm sure there is a water supply and ample space for a designated travellers encampment?
 
I was told once by a planning officer that the realities or likelihood of an objection being true doesn't matter, its the fear that counts and makes it valid. (even down to false claims I had been prosecuted for animal abuse) I had a neighbour who is a estate agent write to every house in the village with a valuation before and after my project showing a 25% drop in value.. I had 67 objections from a village with less than 100 houses! I was escorted to the planning committee meeting by special squad as there had been 'valid threats to my life' my wife had rape threats and death threats to the house frequently. my planning application (poultry sheds) went through unanimously, my second shed planning application had one objection and the third had none. the village realised they were idiots and I have had 'sort of' apologies from a few people.
