So, my house is an amagamation of two semis. Outside there are the old outhouses - each with (working) plumbed sinks and toilets, and store cupboards. 12*24 foot. About 30ft from the house. Am I able to renovate them into a little granny / nanny flat without planning, and secondly can I use my pd to join it into my house with a nice sun room in-between?

The buildings will still be classed as ancillary to the host dwelling in their current form and also in your proposed form so you shouldn't need permission.
Your second idea is a non-starter as the PD extension would then effectively encompass the outbuilding creating an extension greater than the PD allows. You can extend up to 8m (single storey) deep under permitted development from the existing rear wall of the house providing you apply under Prior Notification which seeks your neighbours approval. How far short would that leave you?

Thanks. Tbh I'd rather go down the proper planning route and rebuild the outbuildings as part of a scheme to join them to the house. But I can't see why it would be too tricky.

Saves my pd for a massive shed anyhow!
 
My PD for a couple of sheds reached 28 days at noon yesterday.
I’ve heard nothing other than the initial registration.
Can I start the party yet?
Sorry I am only just catching up on all my notifications! Have you had any communication since you submitted the application? I would say you could crack on unless you have had any communication from the LPA. They may have sent you a letter asking for more information or telling you Prior Approval is required, then it would be best to check with the LPA first.
 
Oh I didn't know that. I thought I only got the one for the farm (house and building together).
The farmhouse will be classed as a residential dwelling under use class C3 and will have a defined curtilage which will also be classed as C3 and therefore will be afforded the permitted development rights of any other residential dwelling.

No communication from them whatsoever apart from acknowledging receipt of application and payment. They posted it on their planning portal at the same time.

@George from SJM Planning whats the score with putting in a planning application in stages?

I’ve a shed I want to put in for,already done half with prior notification (972 sq m) I’m wanting to do the rest in two stages,by my calculations this will save me £2310 in fees,can I do this? :unsure:

I can't see why not, probably best to wait for one to be determined before you submit the next one otherwise they may try to seek the extra fee or worse refuse the middle one leaving you with bookends
