Description
The land totals approx. 104.19 acres (42.16 hectares) and comprises 4 arable fields, 2 areas of woodland, and a recently formed area of yard/hardstanding.
The arable area extends to a total of about 98.68 acres (39.93 hectares) which is all registered on the RPA as eligible for Basic Payments.
The land is undulating, falling towards 2 water courses running northwards to discharge into the River Stour.
The land is designated by DEFRA as Grade 3. Soils are of the Wix Association suggesting deep permeable coarse loamy soil, ideally suited for the production of cereals, sugar beet and other arable crops as well as grassland. Within the last 2 years all of the land drains have been jetted and cleaned out.

Woodland
The 2 areas of woodland lie to the west of the property. One area fronts on to the Wix Road on the southern boundary and forms an area of trees, scrub and pond, totalling 3.12 acres (1.26 hectares) approx., running alongside the water-course. Further north alongside this watercourse is the second area of woodland which is within an area of approx. of 1.87 acres (0.76 hectares).

Access
Access to the land can be taken from the Wix Road where one access point via a double gate leads into the south-western most field, with a further access via the public road leading from the Bradfield Road toward Blue House Farm, past Pond Hall from where the recently constructed yard and hardstanding area will be found. This road continues on to the Blue House Farm from where it continues as an unmade track to serve the northern most field.

Basic Payment Scheme
All the land has been registered with the Rural Payments Agency on their database with the net eligible area of the farm amounting to approx. 39.78 hectares. Entitlements will be included within the sale with the price being apportioned at the sole discretion of Vendor. A copy of the BPS mapping and the 2018 and 2019 BP5 Forms are available from the Selling Agents. The Purchasers will be required to comply with cross compliance regulations until 31st December 2019.

Planning
