building a house, on a tight budget

2/3rds of the cost of the house is in the ground used to be the norm but with insulation requirements this can be rounded up to 1/2 or thereabouts. The digging, set out and up to slab will take the longest time plus your drains. Up to wall plate will go as quickly as you can get the materials on site with windows and doors being put in as dummies to be fitted when the roof is on.
Planning, well that is governed by your local council and could take 18 months! Pembrokeshire has a 'reputation' to live up to so for goodness sake don't go building anything unusual or architecturally interesting just stick with white painted/rendered block-work and they will smile happily and continue to allow this style of building to dominate the landscape......(Please excuse my sarcasm)

where i want to build is carmarthenshire, even worse apparently

if half the cost is in the ground then it will be one of those things that is surprisingly cheap rather than dear, a 2500ft house i saw reacently took just a day to dig founds n pour concreate

There's massive support for this little building nationwide with a campaign to try to reverse the decision to demolish it....Lets hope eh!

The work that I'm doing at home has some interesting costs to note; Pouring a concrete slab onto 100mm of insulation. Guess which costs more per m2? Certainly not the concrete, yes it's the insulation that costs more.....

This is a house I built for our family in Wales. It was built by myself and my father in law with help from passers by and visiting friends. 4 months after starting we were moved in and cosy. I estimated 1000-1500 man hours and £3000 in materials. Not really so much in house buying terms (roughly £60/sq m excluding labour).
Cheaper than renting and there will be virtually no significant change to the environment after demolition. Just build a new one and let the council screw around for a few years rinse and repeat. Plus you would have a fair bit of the materials on site. :)

toying with building a house at home for me, how cheap can it be done? i have a digger, i can mix cement
a friend in n ireland recons he can build 2100 sq ft for 60k
that is less than 300 GBP per square metre would like to see the specifications ( quotes I have had are 170k for 265 sq m roughly 1k ground floor and .3k upper floor per sq m )

dont know about spec but a friend has built up to first floor n he says has cost no more than 12k so far, about 1200ft footprint n 3 chinmneys

It should be demolished. Yes its pretty cool but we all have to go through planning.

Yes Will we all need to go through planning but you could find dozens of examples where planners operate to their own agenda with total disregard to the law and just twist it to their own view and sometimes the only way to gain equality is to challenge them by going ahead. Have been through a ten year battle with our planners that cost a huge amount but in the end it was proved we were correct and the PLA broke the law, have they been held to account ? Answers on a postcard as they say !! Don't know the details in this case and not making comment on it, other than to say that under the law it is not an offence to build anything without PP, only becomes such when a successful enforcement order has been undertaken.

Fair enough. But these people took a gamble. Do I feel sorry for them? Yes because its clearly a great dwelling and yes the planning law can be mental especially when you look at some of the local towns which are complete balls ups.

there is a dairy farm about 3 miles from my parents with 3 houses, just one family, the two spare houses are rented out, one has been built since the family bought the farm , prevously there had been a mobile home whitch a previous owner lived in

Trouble is there are plenty of farmers(and others) who have abused the system and that has made it hard for the genuine ones to succeed
