We have a building that someone is interested in for storing golf buggies. Lights and single phase power supply ( that they pay for extra) around 2000sq/f. What’s the going rate for rent?

Anywhere from £2.50 to £6 per square foot per year.

As above, I would rather a decent tenant with a lower rent than someone dodgy and a higher rent.

Don't forget you should have planning for change of use from agricultural to commercial.

@George from SJM Planning just wondering what would happen if a farmer let a shed out for storage without the appropriate change of use from agricultural to commercial?

In theory if the storage isn't really affecting anyone, would enforcement turn a blind eye or would they be quite strict and seek some sort of enforcement?

Enforcement would need to find out in the first place, the only way they would is for someone to tell them.
However, if they do get involved they can't turn a blind eye; they would either insist the building reverts to agricultural or retrospective change of use is sought.

location, location , location. Rent determined by supply and demand in the area. £3 seems cheap
We are a mile from a junction of the m6 in Cheshire, seems storage is in high demand around here and a loading/unloading ability seems to be a big plus. Figures of £5+/□foot have been mentioned

Location location location. We get £12k a year for that plus elec and business rates paid by the tenant.
