I have for sale 6.7 hectares of rough agricultural land in North Lanarkshire.
Partially fenced. Over 2 miles long with an average width of 150. Contains many self seeded mature trees.
I am seeking £2,500/acre.
Accessible from an existing B road.

My math must be out a bit because I always thought 8 ft wide a mile long was an acre. So if it’s two miles long and an average of 150 ft wide your well over 30 acres. ??? Might be worth checking the deeds before you sell it. Could save you or make you some money. Land agents have been known to f up in some big ways.

A chain by a furlong is an acre - that’s 22yds by an eighth of a mile. So if you stretch it to a mile it would be 22x3/8 = 8 foot 3 inches wide.

Your maths is pretty good.

I make it around 38 acre if 2.1 miles and an average of 150 foot wide. That’s 15 ha.

Thank you for the maths lesson. Unfortunately an old man trained using imperial units mixed SI & Imperial.
The land area is correct as the title deed shows, 6.7 hectares.
I have since measured the length of the plot on Google Maps and it is approximately 1.1 miles long with an average width of 44 yds.
So thanks again but that appears to be the size of the plot. Having walked it once it seemed a lot longer.
As it was some 70 years ago the a railway siding it may well be worth running a metal detector or two over it. Any offers.

That clarifies things. Tbh, it’s an awkward shape for grazing, unsuitable for arable and would cost a fortune to maintain the fences being that shape. Whilst I’m pondering a bit of ground in the south, it’s not for me.

I suspect the value may come from development, but I’m not sure what kind. If I were you I’d be tempted to try for planning on parts with access, and perhaps keep the rest as a ransom strip for neighbours.
