Cost to build a house

Just thinking out loud really haven't really decided on anything but thinking about building a house. Can't get much sense off anything online and don't really know anyone who has done one recently to ask either.
Not thinking of anything fancy just a standard 2/3 bed house in the corner of a field. Made so you can live in it with water and electricity ready to go and decorate. Anyone have a ballpark idea what would it cost roughly? Not looking for exact quotes or anything just a number to mull over.

IIRC i think barn conversion costs are circa £800-£100/m2.....new build is less.....location is key though....eg near to utilities as these cost a lot to connect i believe
Where I was thinking is an awkward field corner and is a brownfield site right next to the road and a pole with a transformer on it and a mains water pipe and phone cable running along it (y)

They are ridiculous prices ,a road side gas connection can be 3 k +and thats if you dig all the trenches for them to the path edge ,water board have no concept of time ,,you get a date ,then its cancelled ,then they need traffic lights and highways closure and god forbid gas and water can turn up at the same time ,,thats far too easy

Mates having a 3 bedroom place built , very slightly above standard . 170k.

Do you know what it would be without the land? I already have that bit ;)
A mate of mine who does this for a living says it roughly works in 'thirds'.
A third for the land
A third for the building (materials and labour)
A third for the developer (not all profit - cost of money, planning, cockups etc.)

Mind you, modern houses built by developers could probably do with having a bit more spent on the materials, IMHO.
