I moved to France 20 years ago. I would say everything you said about Canada would be true about here too.

Replying to the original post it seems that there is more land round here for sale than not at the moment.


Nearly always the same story. Farmer progressing through his 50’s, kids are not interested - “I’ve been doing this for 30 years, I’ll sell up now while I have my health”.
Working with livestock 365 days a year is not trendy these days

What price is good land in france? Iv been watchin a few farms for sale there and they seem to be up for sale for ages but mabe there lookin too much money so thats why am askin how much its sellin for. Think germany would be nice aswel but america/canada would be more attractive as no language barrier

Is there good land in France?

Bare ground in this region is around €4000/ha.
You’ll never make a ten tonne crop here though - well the climate would bugger it even if the ground could make it

Wouldnt be hard to be better than here as most fields has either wet bits or drained wet bits or steep bits. Plus goin rate is around 17-18k an acre now just within a few mile radius as lots of farmers with sons at home wantin more cows. Go outside the area a bit it would be bit easier bought as less sons at home farmin

€4000/ha is a LOT different to £18,000/ acre🤪

Btw, I think grass yields about the same as leics over the year, just arrives in wild flushes but cereals are maxing out at 6.5. It’s just too hot and too dry, too early (annoyingly, only by about three weeks🥴)

Pal went to Canada about 20 years ago, Saskatchewan but usual story he enjoyed it but the wife, a vet, didn’t and soon divorced him and come back with the kids. He carried on but has sold the place now but runs a contracting business, very seasonal so has a lot of time off in the winter.
 
Housing moneys at large up here just now everyone on the edge of a town or citys getting stuff away now, local planners are refusing the applications but its nearly always overturned on appeal now with SNP pushing it through to get their fees, your standard working farmer without housing money cant buy ground now its housing money v housing money loads of farmers with 5, 10 Mill in the bank looking for land before the 3 years is up

Not being harsh, but anyone with £5m or whatever is more than welcome to pm me and we can do a deal.

Stuff doesn't have to have a "for sale" sign on to be bought.

Think that's always struck me about the states / Australia are the number of "family farms" so clearly it makes enough money for either siblings to be bought out, or they're happy to stay in.

We emigrated just over 20 years ago, looked at other countries but NZ was where we really wanted to be, never regretted the move once. We were back in the UK in January last year, took a couple of the kids back with us (they are in their 20s but still kids to us) On the way back home to NZ both of them thanked us for moving to NZ.
We 'emigrated' to sunny Suffolk :) . Our children still thank us for the move! I so nearly stayed in Taz but I had too many bridges to burn. My brother Still lives in Hobart which is the worlds capital of usable antique furniture.

My neighbor has offered me a 12 acre paddock for a very sensible sum. Unfortunately it is 300m too far from our boundary to make a join up.

But what will you do with the 5 mill that is better than in land?

Maybe good free drawing land that holds moisture through the spring is worth something agriculturally speaking but if these new weather patterns continue we are looking at being back to 2 ton per acre here. To my mind that makes it break even at best so this sort of dry grade three is no longer a commercially viable agricultural proposition, especially without BPS or a grant to install irrigation, that’s if you can get a licence.
It’s a good thing there is amenity value to be honest, otherwise we’d be looking at a seriously depreciating asset here. We are inextricably linked to the property market now and for us personally that’s a good thing.

There is good land in France and some of it not too far away from here but not at €4,000/ha.
Prices vary a lot, far more than in the UK, 50 miles from here the price could be anything from 2,000 to 10,000/ha.
This is partly due to potential and partly due to who is buying locally.
Another thing to factor in when looking at land prices here is if you can pull together a larger unit it attracts people from out of the area so is worth more.
5 hectare blocks can make half the price a hectare of 200 hectare blocks.

I spent Easter 1998 in NSW looking for farms to buy. We went all over the state looking at places.

After having looked at enormous places in the west of the state, a place around Collarenebri with massive potential but no life (bought by Colly Farms and all put into cotton) and irrigated places around Moree and Narrabri. I finally decided my favorite area was the Liverpool Plains. One place near Spring Ridge was top of the list for a long time. When I look back at the prices we could have bought for it shocks me to see these areas now!

We bought in France and have no regrets though.
