Marketing is a separate matter. Usually member's choice or many use the store's own pools.

There's normally a rebate that is distributed to members, which is from additional profits from extra use of the store, cheaper fuel than budgeted etc. Some stores may retain the surplus for expansion or improvements, others may return it to the members. Usually a mixture of both. Frequently, the rebate exceeds the operating charge but this really varies from year to year and store to store. High rebates might mean the store isn't doing much maintenance e.g. painting silos that extend the store life.

Mole valley used to be cheap and lean, thet are neither now, stock control is appalling, prices have risen due to much higher overheads so can often find better prices elsewhere, I have emailed the top brass several times about stock controls and empty shelves but not once have they bothered to reply and things certainly haven't improved, wanted a water fitting once, wasnt urgent but asked three times over maybe six weeks just to be told that there was a minimum order before they could get it, I said it was available next day via the net and cheaper even paying for delivery, they didnt care so buy it like that all the time now
 
I thought the value of it went up? But if its 'second hand' that would mean its sold at a loss?


The price of new storage is in line with construction costs. Over time these costs increase.

The most recent new space at Woldgrain was sold at £120, which is then subject to full tax relief.

The original space at Woldgrain was sold for around £45/tonne. The secondhand value today is between £60 and £90.

I wouldn’t post that it’ll put every one off. Y don’t you just do it on a per ton basics like some of the other stores. I missed the last few pages what was the reason you have to buy inn. Think in about 7 yrs when the bps has gone and the site is redeveloped sold do the farmers which buy in get anything then.

The reason you buy in is the same reason you build a store at home, so you own grain storage. It’s pretty simple!

But you can’t rent it out to an industrial tenant, I’ve a quote for a 1k ton store for well under £100k, well under. I just don’t get cs at all, pay to build it, then rent it back, utter maddness!

Do you have a financial concern in Camgrain? You just don’t see any negative to it at all, almost like a sales pitch.

What will happen to values when production is reduced in a few years with the introduction of ELMS? I’d rather have a shed I own and rent it out.

I can see positives of both sides. I have merely put my point across about how it works for us and pointed out some mis informations/mis understandings. Yes I do have a financial concern, I am a member.
I put up a 1k shed for under 100k A few years ago, I can keep putting sheds up and rent them out. it is a useful shed but not an advanced grain processing facility fit for purpose for the next hundred years + supplying processors with exact spec premium product in large volumes. I am confident about the future and the way the supply chain is heading.
For £200/t I can put up a flat concrete floor shed at home and buy Camgrain which is the best grainstorage facility in the country. Many seem to be getting quoted a lot more than this for on farm grainstores that are not close to the same standard.

These are my thoughts. A change of management can turn a good well run coop in to a liability, and have lost money in the process. I can see the argument for CS if you are on rented land or an FBT but it becomes a lot more blurred if you own the land the store is on.
There are loads of legitimate fiddles in CS too which if you supply good spec product every time shouldn't affect you but it you ever have a bit of low BW etc you will be penalised but the store if it has anything about it will blend it away comfortably. Also anything under 15% will almost certainly go straight on to the floor and then there's the loss adjustment. All perfectly legal but all taking a bit of profit from your business, if you manage your own store right.

What happens if Camgrain or other store goes bust in September when full? I’d rather have my crop in my shed than try and deal with that situation
It won’t, the ceo is happy to talk anyone through how the business is structured/show them round/accounts/external auditors. Can put you in touch if you like? lots of misinformation and guessing on this thread unfortunately.

Margins are slim right across the trade, to say ‘they won’t go bust’ is a bold statement imo
