Yes, however I’m too soft and agreed to give them a second S21 term, which expired towards the end of Feb. I held off taking legal action because they were making out to the letting agent that they had something imminent in the pipeline. I just engaged a solicitor last week.
Landlords do have this image in the popular media of being evil money grabbers, but this sort of thing leaves me with the impression that if you have any sort of compassion, you just end up getting screwed over.
No good deed will go unpunished!
Anyway, I get the impression that ~5 months is not that long to gain possession of a property you own, going down the S21/accelerated possession route.
I haven’t done my landlord Exams for a while, but you can’t give a second S21 term. If you renew the tennancy and it’s in a fixed term then you have to serve a section 8. Section 21 is used when a tennancy is in a month by month status and initial term has passed.
General advice is Serve a notice regardless. Then if they pay, great. If not. Straight to court papers. I’ve evicted a lot of people in my time.
