Land Prices South East

Guys I own a small holding in South Guildford. The felds next to me have come up for sale. The farmer wants around £18-20k acre which seems a bit steep .I didn't want to purchase the fields but worried they may get into irresponsible hands. One field has no direct road access(accesses via sewage works) . Will this affect its value? The other field has a right of way past the water works. WIll that effect its value? What im trying to understand is how much does direct access from a public road effect the value of fields per acre or is it minimal? Both fields were originally filter beds for the waterworks and have recently had cattle on them. Any advice greatly appreciated.

Hi on one side of Hogs Back near Normandy are many mobile homes owned by non settled people ,so yours sounds of interest,they have substantial funds to buy and then split the field amongst several.If you want to stop that buy it.If you do not have enough funds buy it and then put a legal non bulid restrictive covenant on it that does not allow building or mobile homes on it.Then sell it for less than you bought but new owners activity is restricted by court action not planning rules which are often overturned
 
It depends if the fields have strong non agricultural use potential, mobile home, horses etc if so then the figure quoted could been seen as quite cheap. If there is a right of access over a hard standing track then road access is irrelevant.
How big the fields are plays a big part too, the smaller they are the more expensive per acre they will be
