Making an Road through an Field

We have had planning permission for an shed granted, nothing was mentioned about access in the planning, we have an old gate at the bottom of the field which goes out to the road ( overgrown branches around the gate ) the gates always been there but doesn't show up on plan, would we be okay to make an road from the gate up to the new shed? What's the best way of going about this we were thinking to take photos of the old gate then opening ir up?

Does it show on google maps, ask the little orange dude.

depends how long the track is and how obvious it would be.

if there is a kerb which is dropped then id be tempted to crack on

Access was always there through the gate. 👍 Do it, but do it tidy.
Just don't abuse it with tarmac, streetlights and signs!
On a serious note though, our landlord made us apply for pp for cowtracks. There was never an issue we wouldn't get it, but it did cost us £2½k.
Had we owned the farm ourselves we would never have even considered applying and I doubt very much no-one would ever have questioned it.

Clear the brambles and what have you from around the old gate, taking lots of dated photos of the before and after, just case someone (Council wallah) queries it later, and you then have evidence it was always there... Good pics can "stretch" the existing gateway width with some care ;)

Then just change the gate " for security" purposes. Nice new posts and a 14ft gate should be fine. Make it look like a field gate entrance... as @onesiedale suggests. Might be worth a few trips up and down the field to show clearly, the "existing" route taken...

I would say the road would be about 60/70 Meters and there isn't an pavement there it's litreately grass then road no kerbs at all only thing it's on an corner and splays aren't the best,

Onesiedale so even though we didn't specify in planning permission we'll be okay to put shale rock down etc to make an road up from the gate to the shed, ( well have to put shale down as it'll be too wet to drive on at the bottom)

Should be OK with Permitted Development, which you wll probably need. I'ts the inevitable busybodies one needs to be careful of :cautious:

BUT, if your exit is so bad, maybe it's sensible to have a word with a Highways chap AFTER, sorting the gateway. As in, looking to create a safer field entrance. The response and requirements will vary on the class of the road though....

I'm going to use Shale Rock as road it's what we have on our main driveway up to the farm no problems and it's what most of the farms in the area use for their tracks

If the road is 'unclassified' then you can open the gateway up as wide as you like without planning on the basis of health and safety, basically a wide entrance gives a good view on to road. The road from the gateway to the store may need planning however as it could be classed as altering as level. Can't believe you've been granted planning without an access statement though? if its on a unclassified road, stick the shed up and once the planners are out of the way crack on with the road. If they do then pick up on it they'll prob just write you a letter telling you off, worst case you'll have to apply retrospectively.

IIRC you can make a roadway out of concrete sleepers without planning as they are removable.
I’m sure someone will know and correct me if wrong.

I've gone on Google maps but you can't see the gate as it's overgrown, maybe ir would show in an Google maps from about 12 years ago as we did use the gateway then,
Tarw Coch - We were going to use Shale rock, haven't looked into concrete sleepers, expensive I would say!

I wasn’t so much thinking about the cost as that I’ve got something in my mind that you don’t need planning for concrete sleepers but you do for stone although that could well relate to cow tracks and there’s every possibility I’m wrong.
I put it up here for discussion as I’m sure someone will know a definitive answer
