Open fire in a barn with straw.

Long story short , farm split many years ago meaning a split shed on one holding with a relation.

our part of the barn contains 200-250 ton of hay-straw.

relations part pretty much empty , had a bit of corn in straight after harvest.

relations daughter has advertised in the top of their part a meeting point during COVID for 6 , a big part of her pull for punters is an open fire in an old wheel rim , a wood burning stove and a bbq plus music.

this site would be 30m from our straw etc in the same shed.

as we have had a massive barn fire in said shed 10plus years ago I politely asked her to stop all naked flames on her part of the shed asking if she would swap the naked flames for a patio heater to which she wasn’t to happy about , I have since asked her to provide evidence that their-her insurance covers them for the very small chance of another big barn fire caused by their flames-ashes in a barn etc to which she hasn’t.

Short of telling her to stop what else can I do , more worried the closer we get to Xmas etc the more events will happen etc , a few beers throw another log on etc and up she goes.

The 50 drunk punters throwing glass bottles and fag ends around, and looking for a quiet corner to cop off in, will be the issue.
And thats before a particularly innocent looking booking turns out to be a rave for 500.
If said relation hasn't already seen that this idea breaks all respect for you and your business, then they'll ultimately need a court order to kick the idea into touch.

Alternatively, say through your solicitor that you'll grudgingly let it go ahead, as long as they gift their half of the yard to you in the event of the fire brigade being called out, and see how cock sure they now feel.

Is it a stand alone shed or on your yard with other sheds, machinery, workshop around id be worried of having another late night visit or guests straying where they shouldn’t

This^^ , but without the permission, grudging or not. In fact, the opposite. Is it possible to insure against a predicable event? Ask for the name of her insurers anyway as it reinforces the point. If there is a fire, my solicitor would say your problem is to prove her guests caused it but the civil courts only need to weigh up the balance of probabilities -- and you've the copy of the recorded letter, haven't you? A few beers and some frolicking in the straw, then lie back for a quiet smoke? Doesn't sound an unlikely sequence, does it?

Is the building split with panels etc between ownership or is the straw accessible from your relations end,if partitioned off I'm not sure you would have much call on what she can or cant do,it would be a bit like telling someone in a semi detached house who or what they can do

No it doesn’t.

Open sided shed all the way to our straw , same building spilt ownership from a partnership split.

I'd imagine that her dad will be more than happy for you to put your foot down, as he's probably said "NO, dont be so bloody stupid!", but it's fallen on deaf ears. The joys of parenting...
