Looking at buying a block of land privately it’s 14 acre of a friend.
wanting to apply to put a shed up what’s the pros and cons etc with permitted development permission never done it before so warey. It has good Acces of the road and house boarder to edges of the field in a L shape. I know the villagers can be a little awkward. Also adjoining1 row of the houses is a fenced paddock which is included in the land would make a great plot for a house as would just be continuation and it’s not breaking into open country side as it’s is hedged all way round also. Just do t want to misfire as it’s a bit more than average land price and need the shed.

you only get pd as far as im aware on blocks of land over 8 hectares, basically so non farmers dont buy land and build sheds for none agricultural purposes.

You i believe would need proper planning permission.

There are some conditions that need to be met for position and site before you pay the money that I would check. We get caught out by a small grass air strip which changes the fees for approx £90 to full planning at £1800

Also if you do Pd it has to be used for ag for the next 10 yrs

Well, it happened next door to me. The owner of 6 acres merely lied that he owned a neighbouring 25 acres, got permission, and built his 12m x 25m shed. He is by trade a builder. I've been shouting about it ever since. All they did was 'legalise it' by giving him planning permission -- and further PP since to extend the shed! There is, of course, no farming. I've been shouting about it ever since. But, hey!, this is the Highlands! :ROFLMAO:

Said builder probably knows someone in the Planning Office....
