Planning Applications, PD and the like (General Chat)

I put my question in the wrong place
I built a house when the permitted development of redundant farm buildings was first introduced in 2015 .The application was under class MB (not class Q)
Under this wording there has been no class Q development
Is it conceivable that l still have my full 465 sq metre allowance under class Q available to use ?
Has this already been raised and tested in other situations with the planners and if so how did it turn out ?
I did see your other post, I am having to see counsel as it is not something I can be sure of off the top of my head.
You actually have over 800 sqm available for up to 5 dwellings. One at 465 and 4 at no more than 100 each.

I'm correct in thinking class Q can also turns barn into a holiday let? Or are barns into holiday let's easy anyway? Plenty of locals building for tourists it seems. Are the requirements for holiday let's simpler than actual houses in terms of annual epcs etc?

A holiday let us still a dwellinghouse in Class C3, there is no planning requirement. But, if they are applying for full planning to convert a rural building they may have to resort to a holiday restriction being applied to restrict the building being a full time dwelling.

I'm looking at converting my nice barn. I can't abide the idea of letting it and having folk all the time. Holiday let would be fine as, if I were sick of folk, I'd say it was full. Let property has to have epcs and the like - was wondering if holiday let's need similar piles of "certificated morons" charging me £150 a pop to stamp my boiler / sockets / chimneys / inside leg / funny walk accreditation etc.

Yes. When you fill out the forms it asks specifically whether any development has occurred under Class Q. The correct answer is No.

When my MB was approved my letter from the council said that any remaining Permitted Developlent Rights were removed for 10 years.
Would this not stop me now carrying on applying for anything under Class Q?

Yes you would need to check the Class Q approval notice to see what it says. If it says similar then you would have to wait out the 10 years. But if nothing is said then there is nothing in the Class Q requirements.

Just looking at putting up a slurry store, permastore type, 417m2, 3.6m high, no neighbours closer than 400m. Would this fall under permitted development? Or should I go for full planning to be on the safe side? We don't have any enemies locally, and hardly anyone could see it.

Even if it is Permitted Development it still needs Prior Approval now. Should be PD though providing you aren't within 3km of an airfield or in a National Park.

Hi George, just before i put an application i would like to make sure im fine, i have a wood construction pole barn with box profile tin measuring 45x25ft in size, i built it not knowing the regulations properly and because my property is an acre i have had a visit from the council and now have 2 weeks to put a proper planning application in. I have been advised to get a planning consultant but doubt i'll find one in time and can work most of it out myself, it is already part built just needs the roof putting on, the trouble im going to have is its in a conservation area and the village arent my best of friends through no fault of my own, typical little snobbish sort you all know the like. I have no immediate neighbors and no onlookers to the property. The planning warden i am in contact with fully understands my needs and seems to be approachable and knows why ive built it. would you have any advice which would aid my application.

What is the purpose of the building if the land is only 1ac? Do you own significant acreage elsewhere?
