External fences are good, as is land, largely permanent pasture (15 acres dedicated silage meadows) with spring or streams in each field, no buildings.
To begin with the land lord is prepared to offer it to me on a one year agreement, after considering the rent proposal I need to put forward.
Another local land agent, advised me the land would most likely fetch at least £100 per acre on the open market, on a one year agreement.
He suggested I try to at least encourage a 5 year agreement, offering £125 per acre as the approach.
Main question I have is, how do you write out a tenancy proposal and what else do you include in it?
