Sheperds hut

Hi I have about a two or so acres of land that is not doing anything (ie not being used for farming) at the end of a field which I am thinking about siting a shepherds hut on. I'm guessing I would need planning permission but how likely is this to be granted? Also does anyone have any experience with a shepherds hut for tourist accommodation? What provisions are needed? Ideally I'd rather keep the accomodation off grid as a Shepherds hut is meant to be mobile after all. Also if planning for the hut was granted how easy would an upgrade to something like a log cabin be?

If it’s got wheels and is shifted regularly surely it doesn’t need planning consent?

It would have wheels but I wouldn't be moved regularly if at all, what I meant was that a true Shepherds hut traditionally would have been moved about during its work life. Also I thought I heard from another 'accommodation hut' owner once that planning and proper plumbing and standard static electrics were needed I was just wondering if anyone could corroborate any of this as true or not.
 
Shepherds Huts are quite a tricky thing in planning as they aren't touring caravans so you can't benefit from an exemption certificate or 60 days Permitted Development but they are still movable and temporary.

We have just had a pre-app for a small 4 unit sheperds hut site come back advising that the council would resist an application as the site is in an unsustainable loaction and only accessible by car. You may need to look into the local planning policies and recent planning history to understand how your site may be assessed.

What are visitors supposed to do - hike from the nearest station?
Exactly that, or the nearest bus stop. We argued that the most popular attractions in the area were not accessible by public transport so why should the accomodation support the attrations need to be on public transport routes.

We had to get planning are in a national park. The shepherds job is not what it was getting a lot about. We are in our 10th year and its hard this year getting bookings

A friend came up from Cardiff to visit us.
She stayed in an airbnb shepherds hut. Very comfy and cozy for a late February stop-over.
She showed us pics.
Basically it was a shed with a curved wriggly tin roof with two steps up to floor level and four ebay steel four-spoked wheels nailed to each corner.
No way you will require PP to ensure it is mobile IMO

you need change of use for the site for shepherds huts. we got ours quite easily. I did a preplanning for a permanent holiday cottage and council suggested shepherds huts... on the public transport debate, I got turned down for a Motocross track as the public transport links where not good enough. not sure how people are supposed to bring bikes on buses!

Best not take a chance, ask the Planning office. I know someone who plonked 3 of these things on a croft, thinking they were exempt because they had functional wheels.
Took a year to sort out retrospective planning. And some considerable cost for mitigations. It may not be the huts themselves that are the issue with planning but the location, siting, access and sewage provision certainly are.

The new buzzword is sustainable tourism which of course is an oxymoron. Anyone can get here by bus but without a car will not get much further if they want to go anywhere else. My daughter is 70 miles away in Glasgow. 2 hours by car or 6 by walking, bus, train, bus and walking.

Perhaps I could petition the government for a new rail line from Gatwick down to Devon so people can travel seamlessly from the airport to my Shepherds hut? There are pubs in walking distance (2 miles) so that shouldn't be a problem :) Nearest bus top also 2 miles.
