Valuing farm steading.

How would you go about valuing a farm steading?

No land. just the farmhouse and buildings.

If the buildings are mostly old, many with leaking gutters, holes in roofs, in need of fixing etc. how would you go about valuing them? Obviously they were once all new sheds, concrete floors and the footprints are the same, time has just taken it's toll.

I have no idea but am intrigued.

The steading is tied up in an AHA for another 2 generations too. Neighboring farms have been sold off though, hence the general interest.

Location, location, location.

Usually x times the rental value. Failing that, salvage value less costs of demolition.

If there's a tenancy involved, look at the lease. Some will have a clause allowing the landlord to claw back for a non-agricultural use, with or without compensation. But the law changes and that could be out of date. Consult a land agent and get the right answer.

I was hoping there was a simple way of ballpark valuing old sheds. ie 1930s hayshed, leaking roof, clay floor - roughly 'x', 1970s veg store, concrete floor, leaky roof and gutters, crumbling walls = 'y'.

It's not me who actually lives there, but someone close who's been asking questions....obviously we're all interested!

game changer then, they could be millionaires over night on paper if they bought the FH.

Reality is they still Need to stump up a lot of cash. Tell them to live like a farmer and make it all as untidy as possible so when the valuer comes out he keeps rolling his eyes and knocking value back down!
