I keep everything to be on the safe side.
But in this case man A rang at 9am and said he'd be there lunch time, we don't know how far he had to travel or what he may have needed to get sorted before he left, it's quite probable that he couldn't have got there sooner.People always say they will come and buy things and never do, I have it all the time. The first person to pay buys it in my opinion. If man A really wanted it he should have come and paid sooner. The only thing I would say is you should give people enough notice that you have sold it so that they don't make a wasted trip.

Ok the auctioneers can fudge up but at least you don't get the bitching and somebody says it's too dear or I would have given another 100 quidNo they don't i bid on something and was the final bidder when i came to pay it had been written down to someone else! Auctioneer wouldn't admit he was wrong as his terms say he's always right......i have got even and will get one over him again.
