Widening a road - Council

The County Council want to widen a road and this means take some of my land to widen it. Its not compulsory purchase so if I'm too awkward about it it probably won't go ahead.

Its only going to be about 1/5 acre or so, they need to pull back the hedge and then tarmac it etc. I want to co-operate because it needs to happen. Its only about 150m long

Obviously they will re-instate things to my specification after and there is a bit of talk about loss of crop income, and compensation for the land lost from area they want to use for tracking back and fore on etc. Is there an obligation for them to pay agents fees? Should I go straight to an agent for advice? I don't want to take the pee with them

I'm not sure how to work an 'uplift' value here. There will be uplift in favour of the CC & perhaps this is where the agent will earn his fees, in recouping this value to you. In the past I wanted to buy a similar sized piece of land to that which you are talking about. The uplift to me was considered and the piece ended up being valued at £60k. Needless to say I did not go along with this deal & bought 1400% more for a similar price!

Depends why they are wanting the land. If it is to improve the safety of the road i take a soft view thay its the road i use most and am keener than anyone for them to improve it. if its a relatively small project and you get agents involved the cost rockets, it might not happen and to be honest you may be better of if you can develop a direct working relationship with their clark of works and then the work is done how you want it Even if i have to pay for their improvements eg blocked drains I sometimes take the view that i have to pay 50% of the cost in tax anyway, so might as well spend it myself on something which helps me.

if on the otherhand its to allow them to develop their land i believe its 30% of the value of their site.

Hi all. Just wondering about my own land if somebody mite know. There is a guy just beside my land, he hand planning in for 6 log log cabins 2 & 3 beds. Now there is a few people that has objected to the site but he came to me the other day and said the only way for Him to get planning is if I get my hedge taken away plus take 1 more meter of land for a new footpath. The council have told him this.
he did not mention any compensation or anything. What would this be worth if I ever decided to go for it

Swap him for one of the log cabins 👍
