I own a newly formed company run by two long term Airsoft community members with over 15 years experience managing airsoft sites; we have an established brand within the community.
We're looking to add more value to the brand in the form of a permanent game site location to host our own Airsoft events in the South of the UK - ideally regular weekly events, but also potentially quarterly large scale weekend events with camping.
We'd be looking to rent your woodland, even if the terrain is more challenging then usual. The bigger the woodland space will allow for better revenue opportunities, but c.40 acres is a great space to develop a successful, albeit smaller game site.
For context, there's a successful site on the Somerly Estate which hosts a national festival once a year over 150 acres of woodland with camping on the somerly lawn. It attracts over 3000 players at £100 a ticket; 300k revenue from ticket sales alone not accounting for retail pitches and ancillary sales.
We plan to take an environmentally friendly approach with the use of biodegradable BBs and restrictions on pyrotechnics to suit the land owners preference - although our smoke manufacturer produces 90% biodegradable pyro and litter picking duties would commence after all games. Airsoft isn't particularly noisy and most woodland game sites go un-noticed by members of the general public and local residents.
Airsoft is a highly social recreational activity with an incredibly strong community behind it; providing opportunity for exercise while improving hand eye coordination, team work, strategic thinking and motor function skills.
We're hoping someone on here has unutilised woodland that they'd like to start making hassle free recurring revenue from, and we're happy to schedule a call if anyone would like to discuss this further.
