It's doable with some thinking.

If you can station a telehandler, tractor, trailed sprayer and fert spreader there, then a lot of the running about is reduced. If your calculator says you cannot afford to do this, then forget it.
It’s a contract farm the money on 400 acres isn’t enough to do that.

Maybe it's just the opportunity to do something different. Run it as a trial so see how simple you could get it to work or maybe you mentor a young farmer/new entrant through it. If that young person proves a success working alongside you the result is bringing new blood into the industry.

why not take a chance.

My issue is 400 acres is not enough to justify that distance and he will take his eye of the ball of his ‘core’ business of 3000 acres nearby his base.

Personally I'd spend the time trying to to do what I had better. The time spent organising or working on it, runs the risk of neglecting some of the original land.
That's in no way doubting your abilities!

400 acre is big enough for a setup like you to leave an older tractor and loader there all the time, a spare fert and sprayer and your going in car instead, are all of your tractors actually used in the spring time or are the drilling rigs big quad tracks not suitable for this job? at least then your just sending an employee?
plenty folk only have 400acre to start with!

It would be a cfa so 3 crops needed, or maybe 2 because I think he has some grass there that he gets the payment on. The owner isn’t a farmer, the chap who was doing it before has given up ( or been pushed, not sure).

I thought there might more people on here farming land a long way away. Spending my life on the road isn’t the most appealing proposition but with modern gear it doesn’t take that long to get across the land. Either way I am going to have a meeting with him about it soon. Reading most replies here has just confirmed to me that it is likely to not be worth the hassle.
Years ago my father farmed 60 acres 30 miles from base , diesel was cheap, labour was cheap and still it was hard work. A day driving down to spray finish the next day and drive home . It always seemed to rain when the combine was over there and the sun was shining at home. With 2900 acres already i really dont think you need the hassle .

When U see the crap we farm around us full of red clay and flint or sand and gravel that avesrages 2.8 ton acre winter wheat compared to the soil there that averages over 4 and wears no metal it’s a no brainier!
It’s 1.45ish in a lorry or 2 hours in 50k tractor
There’s a telehsndler there for fert and grain loadin and we take one of ours for pushin grain up and loadin lorries!
Cost me £400 to transport my combine there.
I can drive tractor and fert spreader there and spread twice if need be and back in a easy day!
(That was a one off last season puttin double top on and then nitrogen on spring barley)
Sprayer goes on a low loader trailer on fastrac that does 70k and takes tank water with him and fills up there!
It’s piece cake to be honest

I dont agree

If its top class flexible land which can achieve higher yields
then it would be as profitable as renting double the acreage of run of the mill land.
If on the other hand its worn out and wet problematic land then best left well alone.

What are the chances of this 400 acres becoming 800, then maybe 1,200 in that particular locale? What are the relative opportunities for expansion within 10 miles of your current business? The potential future of agriculture for farmers such as yourself could well be about solving farming / IHT problems for non-farming, or indeed previously farming, landowners - with protecting the value of the asset being marginally more important than the annual return. 3000 acres may well be enough for your business and family needs today, but in 10 years time post removal of subs??! Only you can answer that.

You could structure the CFA to load risk and reward equally between you and your friend, with a sizeable contractors charge to suit. It all depends on how much your friend wants YOU in particular and why he wants a CFA - is it for the annual return or to protect his asset? It naturally could be both, I’m just throwing ideas at you.

If there is potential to expand over there, it is worth serious consideration. All the best!!
