Highly Productive Commercial Arable Farm with Residential Appeal.

Church Farm lies on the edge of the attractive village of Skerne, only 3 miles south east of the market town of Driffield, which is locally known as the capital of the Yorkshire Wolds. Whilst lying within a largely unspoilt rural area dominated by farming businesses the farm lies only 13 miles north of the beautiful historic town of Beverley with the city of York 32 miles to the west and the M62 motorway 25 miles to the south west providing good access to the major communication networks.

Skerne itself is a quiet village with attractive houses lining the Main Street and with a beautiful parish church with many Norman features which adjoins the farmhouse providing privacy as well as an attractive historic outlook.

Church Farm together with Greenacre Lodge extends to approximately 672 acres lying within a ring fence to the south and east of the village. The land is predominantly under arable production with good sized and shaped fields for modern machinery well served by a network of internal access tracks. The land is generally level but the amenity aspect has been enhanced by various shelter belts, woodland blocks and hedges across the farm and for those interested in nature there is a small nature reserve lying just outside the boundary of the farm. The soils are of the Holderness series capable of growing high yielding arable crops with the wheat having averaged over 10 tonnes per hectare (4.15 tonnes per acre) over the last three years. The regular application of pig slurry from a covered storage tank situated on the holding has added greatly to the fertility.

The attractive and well maintained Georgian farmhouse provides excellent family accommodation, adjacent to which is a range of traditional brick barns which may have potential for alternative use subject to planning. A grain store and insulated potato store are situated at Church Farm complemented by a second steading known as Greenacre Lodge where there is a two bedroom detached bungalow together with a 2,000 sq m steel framed building which has been used for grain storage and as a straw based pig fattening house for 700 pigs.

The sale offers a rare opportunity to buy a large fully equipped commercial farm as a whole, however the farm does naturally divide if purchasers require a smaller farm. Greenacre Lodge together with approximately 142 acres lying to the north of the Copper Hall access track could be sold separately together with the bungalow and building, leaving Church Farm at approximately 530 acres.

Available as a whole or in 2 Lots.

On Thursday 26th September, we’re holding a webinar for farmers to go through the guidance, actions and detail for the expanded Sustainable Farming Incentive (SFI) offer. This was planned for end of May, but had to be delayed due to the general election. We apologise about that.

Farming and Countryside Programme Director, Janet Hughes will be joined by policy leads working on SFI, and colleagues from the Rural Payment Agency and Catchment Sensitive Farming.
