Bps entitlements

Have 8ha of land I could buy entitlements for. Was quoted £230 today.
Is it worth it? What would be the return with only a couple years left on bps payments?

Depends on future policy; whatever (if any) scheme we end up could be based upon these entitlements we have now. I think I would be having them. I’m less than 2 short so it’s not worth it but 8 is worth the hassle I’d say.

Yeah I think we will get them. I need to work the figures out properly but looks like a small return on investment

Am I correct that any entitlements brought this year are subject to a reduction in value from year 2024. Landlord told us if we didn’t sell before May 15th he would get only 1/3 of the value in years 24-27
And after May 15th they would be worthless for him to buy? If this is true worth considering when trading current entitlements

The delinking period for claims from 2024 is based on the claims in the three years 2020-2022

Now I might have this entirely wrong, I usually cock up these calculations......!

If you buy 1ha none sda entitlement and have land you can claim it against

1ha * £233.30 = £233.30 reduced by a percentage that depends on your BPS claim size...

Your BPS Claim gives as 2022 payment of
£30K or less -20% 46.66 £186.64
30-50K -25% 58.32 £164.98
50-150K -35% 81.65 £151.65
150K+ -40% 93.32 £139.98

Your BPS Claim and gives as 2023 payment of
£30K or less -35% 81.65 £151.64
30-50K -40% 93.32 £164.98
50-150K -50% 116.65 £151.65
150K+ -55% 128.31 £139.98

As I understand it payments for 2024, 25, 26, 27 will be decouple from land... the reference period is to be the average payment between 2020 and 2022

With the payment reductions schedule total payments for 2024-2027 and your new entitlement would only be good for 1 of the 3 reference years so it would over that period pay out a total of about 1/3 of £233 - £77

Thus I think this all means 1ha entitlement bought today gives the holder entitlement to claim a total of between £322 and £415 between now and the end of BPS payments in 2027.

An investment of £230 to unlock income worth £322- £415 does not seem too unreasonable.... but price is always driven by supply and demand....

Sellers will be mindful, once the window closes for 2022 transfers the value drops sharply... Entitlements bought for 2023 can only yield the single payment for 2023 of between £139 and £151

After 2023 unused entitlements cease to have any value at all.

Don't 100% understand your original post but he will want the entitlements to claim on for this years 2022 bps. They wont be worthless but will only be able to be used for 2023 and nothing else.
Basically he’s wanting the entitlements and has said that they currently are only worth 1/3 of what they where worth and after the 15th of May they are worthless.

they will be worth 1/3 of what they were as will only be able to be used for 1 out of the 3 reference claim years (2020-22), not completely worthless after 15th may but will only be able to be used for the 2023 claim
