Commercial battery storage rent

developers and hoping to include battery storage in the solar site. I said that as well as a rent/mw we want 5% of income that is generated by the batteries. The developer said he has spoken to the battery storage team and has been told this can’t really be measured. Does this sound correct??

Surely easier to just have a rental based on storage capacity? I am sure that they will know to the watt, how much they are pushing to the Grid, but the payments will vary across the day, as will the payments, and so therefore will the profits made by the battery Operator.

Solar will obviously have an income related payment included in your rental.

About £2,000/MW seems to be going rate, as long as a reasonable sized facility. Still, £1,250 × 20MW/acre isn't a bad income!!

Out of interest, if you were to get a % of profits, do you think that helps with inheritance tax? (as opposed to a purely let property).

What the density of MW / acres please, can’t recall
About 20 MW, by time you've got associated infrastructure.

I've been told you should make sure your rent is based on the mw of the storage, not connection. Sometimes they will quote on the cennection.

The batteries have a limited life span. When they swap them at some point the new ones will almost certainly be more mw, but with the same connection

Then up goes your rent cheque!!

Hmmm. No, I suppose you're right (if 5% of income was used in the RENT calculation).

You'd need to be a shareholder in the BESS scheme itself wouldn't you. Most of these things seem to exist due to finance, and I can't see the funder agreeing to having Farmer Giles as one of the shareholders.

Was approached a few months ago by a suit and tie type wanting to do similar in the corner of our land as we have a substation there already. Bound by NDA’s currently as still all with the planning board and all the other paper pushers but it was far far more than I was expecting and much more profitable than that 1.2 acre corner would ever produce in arable cropping rotation.

Looking at something similiar here. Issue is usually with DNO getting grumpy at power going up AND down their cables!! 🤷‍♂️
