fancy a new venture ? I have the plan if you have the land

You're getting there. Just stick with it. Getting people smiling is a start.

So, describe your ideal piece of land. Size, contours, distance from town/motorways, orientation (south facing, etc), etc. Presumably you'll need parking. Mains water?

well my ideal would be about 2 acres, have a little stream through it, a few trees, a few inclines, secluded but good travel for wagons and yes hard stand parking, a place for a static or an outbuilding would be great mains water and electric would be fab but not essential !!! My dream and what I may be offered could be very different ! Im happy to look at almost anything, beggars cant be choosers and shy bairnes and all that ! Id be grateful for a chance of anything really !! a lottery win would be nice and Id add an indoor arena and a lovely building with a kitchen for lunch and class room and some wooden chalets for western camps complete with fire pit and BBQ !!!! (y):playful: don't want much do I heehee

thanks, and yes the farmers I know are lovely ! I keep my horses on the local farm and they are great they just don't have the spare land ! I will keep you posted on my venture !!
are you looking to expand into other areas, pm me if you dont want to go public , i am shooting in the dark as i dont have a clue what your idea is

Hiya thanks for the message, no I want to stay in Northumberland, and yep the idea stays top secret for now !! This has been brewing for years and I don't want someone pinching it now !! lol

I have a livery and deal with lots of other stable yards so not anti horse, but if you want to run a business with horses and horse people you will need to toughen up and/or get a sense of humour to survive, if you think the comments on here were negative and aggressive then perhaps you are in the wrong business, you will meet lots that will try and take advantage of you and moan and complain about anything and everything and if you are too sensitive you will cedrtainly be very unhappy and fail. Those comments are not meant to offend or insult you but real life is tough, good luck with your adventure anyway

Hi, erm thanks for your comments but if you have read all the posts you will see that we are really past all that stage now ! I have horses all my life and ran my own equine business and livery for 15 years, I don't have a problem and I am a single independent tough lady, just because I voice my opinion that I had found some remarks on hear unhelpful and offensive to me does not mean im not a hard business woman ! If my post had been from a business bitch it would have created negativity also, if my post had been from a yes lady push over soft nice fluffy person I would have been attacked also ! So I guess what ever I put on would be wrong to someone ! So I went with straight and to the point an was still slated !! My post is not asking or advice about how I need to be emotionally its asking anyone in NORTHUMBERLAND if anyone has land that's doing nowt !!!??
CAN WE PLEASE move on from my emotional state or not post at all - thank you !!!! and im not being emotional, Im not upset Im just saying !! hast all nothing else just saying ! lol thanks

Not quite as simple as just taking over a field and running a business from there, but if you already have a successful equine business then you will know that.

So really you need to be looking at asking for 2 acres to rent or buy, which has PP on to run said business from, or buy your own and apply.

Yes would most likely require change of use.
I bought 12.5 acres to use as gun dog training area and had to jump through the PP hoops.
Silly thing was if I put sheep on it and trained sheep dogs it would still be classed agricultural and not need change of use.

its mad aint it !! I have been talking to someone about a site, currently used for horses grazing, but the woman who now owns it has plans to build stables and a school and offer livery, I may be using one of the fields for my venture, this scenario would need no change of use or other red tape would it ????

There is of course the JFDI approach and then wait for someone to figure out it is not agricultural.
My daughter wanted to do livery but the land was designated agricultural use so called it a rare breeds farm and she got permission for her stables.
She is going to have a couple of heavy horses.

On Thursday 26th September, we’re holding a webinar for farmers to go through the guidance, actions and detail for the expanded Sustainable Farming Incentive (SFI) offer. This was planned for end of May, but had to be delayed due to the general election. We apologise about that.

Farming and Countryside Programme Director, Janet Hughes will be joined by policy leads working on SFI, and colleagues from the Rural Payment Agency and Catchment Sensitive Farming.
