Network Rail wanting to rent field for compound

I asked a question on here a while back re a building company wanting to put a compound in our field, the answers were all helpful and we got a suitable result.

We've now been approached by Network Rail, wanting to put 2 x 600m sq compounds in 2 adjacent fields, and have access along about a mile of our farm track.

They'll be in for 4 to 6 months.

Any idea on where to start with a rental / compo figure?

Without our access they're utterly screwed, but we don't want to be knobs........


....any experience?


All advice much appreciated.

our neighbours did one for NR , had a nice cheque but didn't take the Piddle . had a few bonuses like all the surplus type 1 etc . had decent lads on the job helped.

We’ve just had one of these on the farm. They paid £2000 for the month, plus a crop loss claim and agents fees. Entry to the field straight from the road. Insist they put trackway down and they’ll return the field to how it was minus the growing crop.

Well worth getting an agent.

We lately had 4k for a telecoms company to cross a field with a crane.

Another time we had the environment agency in a compound and their HGVs were too much for the farm track and so they had to resurface it. Well worth having someone to fight that out with them.

Plus you bill them for the agent's fees.

That sounds cheap, I can imagine the price if the boot was on the other boot.

Iirc a friend got around 20k but don’t really know the details
How long was that for and what size compound? It is a bit of disruption for us as we're having to alter our stewardship claims to accommodate the compounds.

We got £10k for having 150m of trench dug by the elec board (and filled in again after cable laid) last year..that only took couple of weeks. This is 2 compounds, huge access and 4 to 6 months...20k might cover 1 compound I suppose....:ROFLMAO:

If we say no they cant get in and are buggered.

Access alone was worth circa 2k a week in a similar situation locally 5 or 6 years ago.

We don't want to be greedy but want a fair return.

I have a ludicrous figure in mind which i'll drop on them and see what they say.

Your a right bunch of greedy pansies so you are.
No wonder our country infrastructure is f**ked and train tickets are so god dam expensive.
If it was up to me I'd give them free access and thank them for their hard work!
Not sure if sarcastic or no, but we are hypocrites. Complain when people price gouge us, then jump on the money train as soon as big business or gov money comes knocking. It all adds to inflation. It should cover loss of cropping plus decent profit (use best figures you're going to get in a perfect year), any remedial works, time, legal fees

They surely would have a right, in the end for access, like refusing to sell, for a major road that "spilts" the farm in two, you try fighting, getting what you would call a "fair" price for that?

Who would want to have a road right through their farm? No say in the matter, "compulsary purchased", its happened of course, and is, will carry on? how much money, compensation, for the loss of the land, agro, ruination forever of the farm , view, its worth etc? Not like when you sell a lump for housing and trouser some serious money?
