I've been looking at a property in Dorset that has planning permission for a rebuild of the house, it also has got permission for demolition of an old barn and erection of a stable and general purpose building. What are the chances/rules around putting up a cattle shed? Its 100 acres, would want space for 60-70 head

On 100ac I would hope you would be able to justify a new building but it all depends on the previous permissions.
 
Interesting. If it's land being sold off from a bigger unit would you expect 100 acres to justify a new farmyard (perhaps 3 sensible size buildings)?
It all depends on the buildings, their intended uses etc. 100ac outside of any designated landscape areas should have Permitted Development Rights and if the land has no buildings there should be sufficient justification for new buildings.

I'm wanting to put a building up slap bang over a public footpath, it hardly gets used but I know they won't care about that.
I don't want to have to pay ££££ for it moving.

The building will be a slatted tank with centre feed passage can I claim they can walk through centre feed so path is in disturbed?

I have seen others which have done the building first and then been given retrospective planning with a note that should PROW get funny they may have to remove building to reinstate footpath.

Whats my best way going foreway.
Chance of getting building done before I'm reported are about 1%!!!

Retrospective is never a route I would recommend, if they throw the book at you then it will cost far more than moving the PROW.

I would speak to the PROW Officer first.

Apply for a footpath diversion order or extinguish order if not used and records to prove possibly???

It is used but literally 1 person per month, certain neighbours would claim they use it every day to spite me.
How much would it cost? I can claim it's unsafe as it's in a place where I'm loading all time any way.
Furthermore council rebuilt wall ex style and did away with it! Many years ago so people have been informally using my grandad style opposite his house so this could count for something as they obviously haven't used the actual path for 15 plus years!

If you can provide an alternative route that is reasonably similar in distance then it is not too difficult to get them moved, it will cost circa £3k though.
Can be money well spent if it gets rid of the walkers to some degree. Quiet paths do not always stay quiet.

It's bugger all further for them to walk around road!!! Haha
Problem is I'd literally move it into my own future way!
Or put it straight across front of a cattle shed feed barrier, not good crossing with tractor all the time

I'm wondering if it's straightforward to place a shepherds hut on a quiet spot on the farm. We are AONB right on the coast. My main concern is if planning permission is necessary.
Theres no electric so pretty basic. Do people just connect up a 300 yard length of blue pipe for water supply?
What were you thinking about toilet and waste treatment? And would that require pp?

I have a yard on the edge of our farm it has been used as a scrap yard in the past for many years. In the last 20 years the guy using it hasnt done that much work in there due to poor health. but there is a fair bit of stuff in the yard old artic trailers lorry bodies etc . I now have a friend that wants to use the yard as place to store and sort scrap he applied for a yard license from the council but they have come back saying there is no planning . I have spoken to the planning guy and he said apply for a certificate of lawfulness but he says it can only be storage as nothing else has really taken place in the last 10 years . so i looked into when planning came about and see it is 1948 so today i have spoken to the grandson of the family who used to use the yard he said they started there in 1940 and used it through till the mid eighties so does this fact help me .

Local chap got planning for a house (might be more than one) under pretty much the exact same circumstances. So similar I had to look what county you are in.

A really interesting one that! Is it for the planners to prove it needs it or the owner to prove its use predates the planning act?
