Rental of Sheds

Hello I’m a retired dairy/beef farmer and I now rent out my farm to another farmer. He takes most ground and sheds every year. I’m just wondering what the going rate/ fair price is for renting out sheds over winter. The sheds are all slotted houses with cubicles, feeding passages with silos beside them. Crush area also available. Should I be charging a fixed rate for the winter months or should I be charging per head per animal.

As above, although that might encourage cramming cattle in, muck 10' deep, cattle pressing on space boards etc. Per head might be best ?,

I pay for the water on the sheds I rent, you will find that any leaks, drips etc get mentioned and fixed quicker regardless of who does the mantanace.

I suppose if the sq footage was worked out and find the 50p rate, then just divide the number of cattle they want to keep by the total.

I have rented a spare cattle shed out on an off lying farm in the past and just charge a flat fee for the winter. Renter pays for the water.

We rent land and accommodation off an ex farmer. The sheds, slurry/silage storage are all lumped in with the agreed land rent price.

Calculate a lump sum you know what you are getting every year and they know what they have to find. If they are looking after your land well and keeping the buildings maintained that's worth a fair chunk imo

Guarantee you go all guns blazing for top dollar, your sheds be fecked in 24 months. A long term relationship better than a quick quid

Totally agree, if you want the highest bidder then don't expect them to look after it.

Thanks guys. A good shed that holds 50 heifers how much roughly a month should I be looking at

Someone I know is charged £1.75/hd/week for around that number plus the water.
So around £390-£400/month.
He supplies the silage and straw so that is just for the shed.
