Renting out a field for dog exercising......

Having just finished indoor lambing alone and realising I’m getting too old/decrepit to carry on much longer, but needing another income to take over, I’m considering renting out a deer-fenced secure field by the hour to local dog walkers. If I graze a few sheep on it in between dogs, in order to keep the grass down, would this still count as agricultural use, therefore not requiring change of use? Thanks in advance.

There was an issue over a local field which had been pony paddocks but was then rented by someone for dog training. Very quickly, the council closed them down citing "change of use" under planning regulations.

2 to dog walkers and a third area to dog agility club / private owners.
Buy a burger van.
Parking would become the biggest issue.

I understand that there is a field outside of Swaffham that is set aside for dogs etc.I think that folk have an annual or monthly permit to excercise their animals against some remuneration for the landowner,seems to work ok as is popular with the doggie types.

Dog poo - no, don't want that.

Change of use - don't want that - apart from anything else if the dog plan will be making up a large proportion of your profit you will have lost rather a lot of the tax-free inheritance staus.

The noise can be horrid, we had one round here, not a rural noise at all, people shouting at their dogs, dogs yapping and fighting.

Yes. But your average UK person owner is incapable of training a dog. So the more responsible rent a secure field to allow the dog off lead activity.

The less responsible take it to the country and let it worry sheep.

One about 2 miles from us, always someone milliing about day or night with a out of control collie or oversize black lab gasping for breath.
Not sure how much the pay but it's on the outskirts of a large market town adjacent to a main road so that probably helps with coustomers.

Meanwhile a 2 acre field I’ve rented for a few years has just been sold for £50k+, I asked the buyer what he was going to do with it and the reply was let his dogs run free 😮 it’s only got 2 strand barb so i measured it for fencing the other day and it’s circa 500m, cost around £2500 Ish I’m guessing to do that so his dogs can be let to roam

my 4 bedroom house is on 6.6 acres & I bought it last year for $430,000

if he’s paying 50K for 2 acres, surely 2.5 for fencing is chicken feed ?

On Thursday 26th September, we’re holding a webinar for farmers to go through the guidance, actions and detail for the expanded Sustainable Farming Incentive (SFI) offer. This was planned for end of May, but had to be delayed due to the general election. We apologise about that.
