Looking good mate!!

Underfloor heating is the way to go, as said no rads on the walls (why do they always get put under windows??) just get a nice constant heat all around the room, we even put in concrete first floor when we built our house so we could have it up stairs as well. But that was partly because we were using ground source heating and that doesn't run hot enough to heat rads.

I nearly got clobbered by cil.should send council a letter before you start with half the money and rest when finished.mine was 15k.builder said dont pay till they bill you so i didnt.got finished and rang them for a bill.coucil went mad saying they were gonna chage me 20% interest anyway i pleaded ignorant and got away with it.

Not done much home work tbh but both builder and structural engineer and mates in the know seem to regard it as the norm now. I don't know enough to argue. Just got some prices in which might be the thing that is against it. Got to do my sums
Ok thanks. I will have to start and look in to it. Sounds like it's the way to go.

different councils work different we just needed to fill in the commencement notice and then i think complete the completion notice and it should work out.
thanks for comments, just hoping to get walls up and roof on before winter really gets here so I can become a builder all winter as any work i can do will be less to pay them! It will be like earning a builders day rate for once!!

You are all starting to worry me about these CIL 's. I haven't heard of them. Do the planners put them on as a condition?
have a look on your local planners website there will be something there if its relevant in your area, if in doubt ring them, I wasnt sure and the girl on the other end was a) very nice and chatty and b) helpful

If you've enough insulation in your roof-space you'll find that any form of heating upstairs won't be necessary. I counted on this with our little annexe. Two winters later I'm not wrong! Hot air rises and stops in the bedrooms. The solar hot water also produces a surprising amount of beneficial heat on any sunny day. With the HWC upstairs the heat from this slowly filters through too and the temperature is sometimes above the 22 dialed in downstairs. Plus solar gain through the argon filled East & South facing windows.
If you have the courage you may find omitting rads is a good move. Your choice though...
Even a simple thing like an electric towel-rail keeps the whole shower-room warm.
looking at the pics you have a superb heat store in the block-work so there will be little abrupt heat fluctuation.

thanks for the comments. I think it will be very well insulated as at the moment we have 6" blocks then insulation then 4" blocks which will then be plasterboard, and on the outside theres a membrane and oak feather edge to go on yet.
roof space is going to be open however so we can use it at another date but will use good insulation in the pitch itself. or possibly it might be worth insulating the attic floor really well.

Ours is an open roof , spec is 125mm kingspan , although I got 150mm at a better price , it is v expensive 30 odd £ a sheet .

Got this shock to come.
I've expected the insulation to be a big cost as everyone has said it's dear!
Did you shop around? If so can you remember who you used. I will do the same if thicker is cheaper sounds a bit of a no brainer.

Local builders merchants had it in stock , and as they don't shift much they gave me a reasonably good price £35 I think .
Haven't you done the floors ? that needs 100mm.

@spikeislander There's also the heat circulation thought. If you have a tall roof, which in your case seems to be an attic, put in a duct to bring that trapped heat back downstairs. This can easily & cheaply be done in the construction stage but not later. I like the idea of a heavily insulated floor between the second story. If you want the heat to continue on its upward passage, just open the door!
