I do it, but risk of damage to caravans from mice or other damage and associated hassle makes me wonder if it's worth it.
You need to get them to sign a contract saying you are not liable for any rodent damage
In fact any damage at all
All of ours have to sign to say they are storing their vans at their own risk and that they know they need their own insurance

There can be hassle
Last August when we had a massive hail storm, we had probably 150 caravans damaged
Obviously no one blamed us, but there was a fair amount of time spent trying to sort it out

But do the sums
Its the most profitable hectare of land around this area

I do to, and even if somehow there was a claim against me I hope my own insurers would pick up the tab, but you do have the emotional impact of someone's prized possession being damaged on your watch.

It is a bit of a numbers game and you can probably put up with a fair bit of hassle for 150. How big is the site?

I’ve got about 40 vans boats catering trailers etc outside here in hard standing.

my insurance covers them all due 3rd party damage. Theft is their risk.

Security, all behind a locked gate and cctv watching that.

been doing it 10 years plus. No theft issues though I did kick one guy off fir being a total arse and another as caught his son and mates smoking weed in the van. (Father very upset but think his son got the worst of it)

all pay by standing order monthly though some pay a year in advance.

there is some effort involved as some are hopeless at reversing. Just pray they get a mover fitted.

people in the whole are pretty good.

best vans are the ones that sit there year after year but don’t move....

You do well to get 3rd party insurance for them all
I make them sign to say they have to have their own insurance
The only thing I will pay for is if I hit one with a vehicle

It’s through the NFU. they do an annual count and rough valuation. Premium is about £200. I asked if say z roof sheet blew of the roof and bounced of 15 vans at once are they all covered. They said no problem. Lots covered

That's an interesting one.....

I had a shed roof blow off a few years back and landed in neighbour's garden. NFU were my insurer at the time....the loss adjusters told me they (or I) were not liable for any damage to the neighbours garden, shed etc. and that the neighbours should contact their own insurers.

I realise it differs slightly in this case given you are storing the caravans on your property, though I'm unsure whether that would make a difference or not.

I think that as I’m supplying a service, it’s my shed and they are on my property then myinsurance is liable for the cover.

I misunderstood what you meant by 3rd party insurance
Yes we are covered if we damage 1 or 200 caravans
Similar premium
We are not covered if someone breaks in and damages a caravan though
