Shared access road, house owner wants to buy my half. Price?.

As above. Guy with fancy House that me and him have shared access, me to fields him to house. That's on title deeds so what is it worth ? I can get to fields another way. Doesn't want me using the road . Is it worth a grand ? Long road.

Sell it for twice its worth.......then use an Easement to continual right of access??

How long is the access? Are you guaranteed alternative access and will it need upgrading?

Never sell off the right to access any of your land.

You may want to sell one or two fields in the future and this is the only access to them.

I'd say £10k was a reasonable starting point, maybe even more. A grand is daft, the solicitors will cost that.

I was offered £40k to sign away an access into 40 acres that we can get to from the other side. But we live at this side.
It's only £1k an acre. Get lost.

It reduces the potential buyers when you want to sell it.
How many acres does it access?
Get his house valued with a shared access and not.
Get your land valued with access over both sides and not.

Road is probably 200 yards. His house at the end of it my gate about half way down in to 30 acre. Only use it afew times a year as those gate in to my fields. Probably need to talk to galbraiths or someone like that. Should be worth more than a grand as that's nothing these days

You not having access is worth a lot to them even if the access isn’t much to you. Definitely don’t give it away, you can only sell things once.

Cost me £120,000 here to buy a bit of land along my lane that came up for sale,probably about double its value. But I didn't want anyone on the lane

Just tell him you need it to divide the 30 acres into small parcels
to sell to the good lifers.

He obviously doesn't want me using the road either so he'll have to pay up for the luxury and if he owns the road out right it will put value on to his house l would think.
