Apply for planning for something on that ground which he would surely object to, even if just a straw barn or small cattle shed for ‘winter housing’ get the planning through before selling anything.

Only use it afew times a year as those gate in to my fields. Probably need to talk to galbraiths or someone like that. Should be worth more than a grand as that's nothing these days
True but giving them a right to not use the track is just setting the seed for land and access dispute imoMy neighbour experience is that the good ones are good and the others are barstewards no matter what you do
We have a lot of neighbours farming on the urban fringe most are good if you can ignore a few grass clipping over the fence. Some are friends as well.There are good ones…?!
What is there at the moment?Sorry to butt in on the OP, but if a track is owned by one landowner but one sole house has a ROW over said track as their only vehicular route to that house, can the householder maintain the track and add material for maintenance without too much fuss. Presumably it would be courtesy to notify the landowner but could the landowner stop the householder for reasonable maintenance?

Even if you sold your half to him. I think you'll still have a right to access. he'll just own the road.As above. Guy with fancy House that me and him have shared access, me to fields him to house. That's on title deeds so what is it worth ? I can get to fields another way. Doesn't want me using the road . Is it worth a grand ? Long road.

Yes not just a field headland, a proper track was created at some point, when the house was sold off at a guess. It is still OK for 4x4s but a problem for cars, particularly in wet weather. I am neither party but asking for the householder.Totally agree but be careful it does not effect your agricultural use ie
disturb drainage ,increase water run off or ever creep into your field.
I know someone about to sell a derelict house (ruin)with a mud headlandI am neither party but asking for the householder.
And get the “neighbour” to commit to paying for any valuers and legal costs before you go any further…I was offered £40k to sign away an access into 40 acres that we can get to from the other side. But we live at this side.
It's only £1k an acre. Get lost.
It reduces the potential buyers when you want to sell it.
How many acres does it access?
Get his house valued with a shared access and not.
Get your land valued with access over both sides and not.
