I have planning for a 10 mw battery storage site , got up to construction phase with the line to connect too reinforced , but it was stopped due to economics.
 
Can you explain how that works please

down to how sharp your team where when they put the contract together.

we stuck in a cheeky up lift fee every time the lease is sold on. At the time the guys doing the contract didn’t care because the buyer pays that fee. They had a different agenda, their role was simply to get it signed and built. It then got shifted too another department‘ for the sale so became someone else’s problem!

at that scale though the fee was tiny To them, still a very nice little figure we invested in a pretty 400hp metallic object 😃
 
You would need to require insurance to be paid in full in advance, a bit like on a project basis, for the entire term.

good luck with that!

in the first few years they have a bit if a deficit on their books!

i think some insure for the first few years whilst they build up a sinking fund, then phase the insurance out as the bond gets up to speed.

the tenant leaving / going bust shouldn’t be an issue with the right contract.

they either have to insure against a full ‘return site as it was before they moved in’ or have a sensible bond in an escrow which is there if it should be Needed.

this is when specialist lawyers are worth their weight in gold!

yeah, I should have said ‘professionals’

when we went in to battle it was incredibly reassuring when the agent whipped out a few recent HOT’s he’d signed up recently as a comparable when the developers were sucking their teeth!
