Biodiversity Net Gain .

Doing some BNG units (or paying someone else to do some) is a planning requirement. That's old news.

Obviously will depend on the scale of the project and the results of the Ecological Impact Assessment.

I've messed up. Should have applied for some ag buildings before now.

Edit. Under 1,000m2, have until April. Think it's from the date of the planning application???

They said on radio PD don't need BNG wether it's right or not or just crap journalist 🤷 CBA to look it just frazzles my head ....
Don't really want to use PD, as will lose class Q on the barns.

BNG seems to come into force for small developments some time in April. So I'll go and find out if the trigger is gaining of planning permission or submission of planning permission.

Best thing is to get your baselining done and recorded asap.
Get an ecologist in to talk you through what's needed. Believe it or not, Wildlife Trusts may be your friend on this one!

It's all about Net Gain. So if you do say 3 years of SFI stuff, then do your baselining, your gain will be less in future, therefore less units to offer. Sooner you do your baseline, sooner you can show gains.
As ever, it will be easiest to get a Net Gain on arable land rather than PP.
It is the local authority that will ultimately police it and match developers with local land owners who have units for sale. Also they have to approve the management plan proposed. Local authorities are under-resourced at this, it's all new to them. But there are plenty of vultures circling in the usual consultancies.

Allegedly units are selling for up to 25k each. At 3 units/acre that's a fair sum.
Get your tax planning in order before the money rolls in.
