FBT rents going forwards

interested to hear where people think fbt rents are at the moment on fairily average grade 3-2 land that only supports combinables. Dry area with no irrigation.
are people putting any bps clauses into new agreements? What kind of length of term are people signing up for?

I don’t really believe anything I hear from agents so hoping for a bit of collective help!

Still stupid around here. Just done one with a 3 year review option, a lot of EFA stipulations and was nowhere near getting it.

I would also be keen to hear of what rental levels are. One of my employees has just taken on a FBT from a big estate west of you & I @Renaultman and he had to aim high to get it. We have 2 FBTs from private landlords at eye watering levels which made my jaw drop when I came here. We might discuss them over a pint - you & I might be bidding against one another, one of these days... I don’t want to bid anything until the Ag Bill has gone through and have no bids out there currently until we have some more certainty as to BPS levels.

I’ve said in here before that I’d build in a rent escalator that lowers the rent with the drop in BPS and intend to use that should an opportunity arise.

It was to get the rent cranked up
If fbt had never been invented, councils and quangos would still be letting on aha
Arable would be cfa, which it is mostly anyway

There was no land coming up for rent at all pre-FBTs, which is what they were introduced to correct.

FBTs can be made up of any agreement between two willing parties, so I guess it’s really down to us daft buggers that have allowed shiny suited agents to push one sided agreements.:(

So how did the council let land before 95?

There are usually 30 or 40 willing parties per farm

before fbts there was still no shortage of those wanting to farm
but a shortage of those willing to loose controll of their land for 3 generations

most ahas in the 3 gen period were between estates and their own in house farming company

3 gen ahas destroyed the land lord tenent system which had mostly local tenents
large management cos came in to farm the land on behalf of the owner sentry velcourt ect being the bigger ones

when fbts came along eventually some estated started letting to locals again

many other fbts are between family members father retires letting to next generation
