Should and I mean should be around 330k all in .

I've been lucky so far all the big ticket items were ordered before things went mad and everyone has honoured they're price.

This week the outside will be rendered I've got the cladding ordered so hopefully the outside will be finished soon but that'll be it for a while the inside will sit untouched until I find some more gold coins to pay for it 👎
That sounds cheap compared with here. how many m2 is the house? Any up to date photos?

Living space around 200m2 and a 30m2 garage.

I got a good deal on the land which helped a lot and we're not going nuts on finish it'll be well finished without being fancy or flash there's no point with 2 kids and a dog

The biggest extravagance cost wise is the ground source and underfloor heating

Was looking good the other day when I was passed , it looks big for that number of square meters

Land as well . As I said before I've been very lucky that I got orders in before price rises

That's just the house mind no landscaping etc has been included in this or carpets so add another 15 on top .

That's if it all works out to quotes which so far I've not had any really big nasty surprises .

I had a guy that the joiner brought for a look the other week isn't building till next year but is having to take the timber kit now to avoid some big cost increases.

Everyone says it looks huge . It took 100m2 to lay the downstairs screed so upstairs is basically the same .

I think it's the angle it sits that you see the whole width of the front but it's not as deep as it appears from a distance if that makes sense

Looks good and it will be worth a lot more now than you thought it would be worth when you started the project, I Know the way things have gone up I do not think would have started our one now as the price would just have been to much

There's no way I could've done it now it's gonna be enough of a struggle to finish it never mind with the way things have gone up

That's the most up to date I have I forgot I'd even taken

The base coat of render is going on over the weekend and if it days out quick enough the colour is going on by next weekend. I had to use an alternative to Krend so it's a 2 coat job instead of single

I have noticed that with good design (and here I think a good architect is worth their weight in gold), you do not need to spend too much on finishing to get a stunning property

Assuming you bought the land cheap your build costs are approx 1,250 m2. That’s about half what it costs here.

Absolutely fantastic house. Love the glass at the front.

We wanted that design of floor to ridge height glass but sadly didn't fit in with the tone of the area according to the planners.
It is a great looking house. We went for wall to ceiling glass in ours although completely different house, all living areas on one level, with a garage underneath, future proofing for our dotage. No steps (apart from going down to the garage) and wide doorways.

Assuming you bought the land cheap your build costs are approx 1,250 m2. That’s about half what it costs here.
A friend did it for 1k per m2 4 yrs ago that's what I was aiming for but I know it's not possible. If I'd just stuck in big standard oil or gas heating it would've been a lot cheaper.

Also should add that all groundworks are only costing my own time so there is a fair savings in that

Cost here is $5-6000 m2 although that does include the ground works, we do have some extra expense due to making a house earthquake proof, we had to have a rib raft slab which wasn’t cheap.

Our goal was to do the house for £1000 per square meter but it has cost £1500 for the house finished , not including the plot as we had that already & not covering any work out side the house , which we are making a start on in the next few days , it is lots of little things that drive the price up , but I do not know if it would have been possible to do the build for The £1000 Per2m & had a nice job , I am very happy with our house , all so it is a bungalow which is the most expensive type of house to build.

out of interest why didnt you go for a 2 storey square shape? this would lower the cost substantially?
